Carderock Springs is a neighborhood with covenants to maintain the look and feel of the neighborhood.
Virtually all of the approximate 400 lots in Carderock Springs and Carderock Springs South are subject to one or more recorded Declarations that impose certain covenants and restrictions on the lots located in the community. Since the community was built in stages, the Bennett Construction Company and its affiliate, Flint Hill Construction Company, recorded these covenants against blocks of lots as they were developed, with the first declaration recorded in 1962 and the last, for Carderock South, recorded in 1967. There are some inconsistencies in the coverage of the lots - for example, the lots covered by Declaration #7 and #8 are identical save for one lot, and there are a few lots recited in some of the Declarations which were either never developed or were later replatted with different lot numbers. Although there are nine separate Declarations, they are substantially similar, differing only with respect to the actual lots covered and, in certain instances, containing additional provisions for shared driveways. Declaration #9, for Carderock South, contains some additional provisions regarding the Carderock Springs South Citizens Association and the common area which is under the control of those 45 lot owners.
